Roof Cost

Diverse Range of Costs for Roofs Across the UK

It is very common for roofing costs to vary widely from one home to another, depending on size, design, style, and materials.

  • The basic flat roof replacement for a small extension could cost somewhere around £2,800 to £7,500, which ranges at about £40–£100 per m² area.

  • It could be even more for the full roofing of a semi-detached home, up to £5,000 to £12,000, with an average lower-than-average quote of around £7,000.

  • Hip and gable types of roofs are pretty steeply priced—the costs generally range higher for gable roofs at £110–£260 per m² against hip roofs, which tower up to £145–£285 per m².

Tile, Slate, and Metal Roof Options for the UK

The cost of the materials used affects the budget and aesthetic appearance of the roof.

  • Concrete tiles remain the most traditional choice. Concrete tiles are priced at around £30 per m²; they often mimic more expensive materials.

  • Clay (terracotta) tiles are durable, offering an aesthetic appeal. Prices for clay tiles will be anything between £40 and £80 per m². Consequently, natural slats are durable and could cost £160–£210 per m². A good substitute for slate is the synthetic one, sold at very affordable rates at £45–£70 per m².

  • Metal roofs are becoming ubiquitous. Costs can vary greatly, largely depending on the type of metal. Lightweight steel may go down to £9 per m², whereas copper or premium metals could have rates up to £200 per m². The coastal region, in particular, usually banks on colour-coated steel, resistant to salt damage and with long warranties.

What Factors Determine the Cost of Roofing?

The total cost of roofing is determined by:

  • Type & Shape Flat roofs can be economical—£45–£100 per m². Pitched roofs are generally more costly.

  • Material Quality Costs fluctuate depending on the material selection. Less expensive materials, like felt or basic roll-roof systems, are easier on the pocket to fix over a more costly one like slate and premium metals.

  • Labour & Location There are entirely different charges for roofers depending on where the structure is situated across the UK. Labour charges vary, while the difficulty of the job at hand also affects the pricing structure.

  • Removal & Access Costs Removing an old roof might add an estimate of £1,000–£2,500 to your cost.

  • Additional Considerations In case you're thinking about adding skylights, a few sheetings to insulate, new gutters, or just a scaffold, these would increase the total price. Those roofs with such traits will be more expensive due to height and increased complexity.

  • Longevity of Roof Higher one-time expense implies decreased long-run maintenance expenses as some materials like slate or copper will continue to wear through for future replacement, coming late.
